Why This House in Elgin, OK?

The house was completed Oct' '05, and sits on a .67 acre lot on a quite street. It is 1604 sq feet, but a nice open design with 10 ft ceilings, 3 bedrooms, 2 bath, a study, fireplace, and a huge walk-in closet in the master bedroom. The master bath has a shower and a whirlpool tub. It has custom wood cabinetry, nice tile and closed loop carpet.

I have added a 6 person storm shelter, a very large RV/ Boat/Trailer parking with a 50 amp 230 volt outlet and hook-ups, a 10 X 20 steel shed with floor, anchored for wind resistance to 100 mph.

The entire lot is seeded with drought resistant Bermuda grass, and I have planted over 20 trees, including apple, cherry, plum, pear, apricot and nectarine. The city of Elgin has about 2000 people, and is 13 miles north-east from Ft Sill on I-44. There is a nice grocery store, pharmacy, various restaurants, and a couple discount stores. Schools are within 3 blocks, with a brand new high school due to open in Aug '09. The new BAE factory is expected to open by 2010, and so the area should continue to grow and maintain good real estate value. The house is within city limits, and so has city water and garbage, with the water bill never exceeding $65 during watering months. The house is all-electric, and power bills in summer or winter never exceed $165. Every room is wired for cable, and currently I use Dish Network.

Why Sell It Myself?

I do realize that I am under a certain disadvantage by not using local realtors, but I have a good reason. I have put a great deal of effort and money into improving this lovely house to suit my wife and I for the next 30 years, and we only intend on selling it for what we owe. If we had to add 6% realtors’ fees, we would either lose money or have to charge you more. Neither I find is acceptable.

I have bought and sold commercial property, and the process needed to conduct the transaction is not difficult. All inspections, title search and insurance, and closing will be set up through the same company that was used when I bought it. All you need to do is secure a mortgage.

Why am I selling?

I thought I came to Oklahoma to retire. But, as is so typical of military life, things have changed, and I will be heading off to Germany by April. I love this house, and would have loved to keep it, but it will now be financially impractical to do so.
